These disclosures apply to your use of LoanPathIQ.com, LoanPath IQ borrower forms, marketing partner pages, lender pages, dashboards, tracking links, and related services.
LoanPath IQ is a mortgage marketing, borrower-intake, and technology platform. LoanPath IQ is not a lender.
1. LoanPath IQ Is Not a Lender
LoanPath IQ does not make loans, fund loans, broker loans, service loans, underwrite loans, approve loans, deny loans, lock rates, set loan terms, or make credit decisions.
All mortgage loan decisions are made by participating licensed mortgage professionals, lenders, brokers, loan officers, or financial institutions.
2. No Guarantee of Approval
Submitting information through LoanPath IQ does not guarantee:
- Loan approval
- Pre-approval
- Pre-qualification
- A specific loan amount
- A specific interest rate
- A specific monthly payment
- A specific loan product
- Any financing terms
- Contact by any particular lender or mortgage professional
A licensed mortgage professional may require additional information, documentation, credit authorization, income verification, asset verification, property information, identity verification, and underwriting review before any loan decision is made.
3. Pre-Qualification Is Not Final Approval
Any pre-qualification or preliminary review is based on information provided by the consumer and is subject to verification, credit review, underwriting, program guidelines, property review, and lender approval.
A pre-qualification is not a final loan approval or commitment to lend.
4. Rates, Payments, and Loan Terms
Any rates, payments, loan amounts, savings examples, or loan terms shown on LoanPath IQ are for informational or illustrative purposes only unless clearly stated otherwise.
Actual rates, payments, fees, closing costs, loan amounts, and terms may vary based on credit profile, income, debt, property type, occupancy, loan program, market conditions, lender guidelines, and other factors.
LoanPath IQ does not guarantee any rate, term, payment, loan amount, savings, or approval.
5. Licensed Mortgage Professionals
Consumers who submit a mortgage inquiry may be contacted by a participating licensed mortgage professional, lender, broker, loan officer, or financial institution.
LoanPath IQ does not provide mortgage advice, legal advice, tax advice, credit advice, or financial advice.
Consumers should review all loan options, disclosures, rates, fees, and terms directly with the licensed mortgage professional or lender handling their inquiry.
6. Consumer Consent to Contact
By submitting a form, consumers may consent to be contacted by LoanPath IQ, participating licensed mortgage professionals, lenders, brokers, loan officers, service providers, and platform partners regarding their mortgage inquiry.
Depending on the consent provided, contact may occur by phone, email, text message, automated technology, prerecorded message, artificial voice, or other legally permitted communication methods.
Consent is not a condition of purchasing any goods or services. Message and data rates may apply. Message frequency may vary.
Consumers may opt out of text messages by replying STOP and may unsubscribe from marketing emails using the unsubscribe link in the email.
7. Information Sharing
When a consumer submits a mortgage inquiry, LoanPath IQ may share the consumer’s information with participating licensed mortgage professionals, lenders, brokers, loan officers, service providers, and platform partners as necessary to respond to the inquiry, process the pre-qualification request, verify information, operate the platform, and provide related services.

8. Marketing Partner Compensation Disclosure
LoanPath IQ works with approved marketing partners, publishers, advertisers, media buyers, and similar partners.
Approved marketing partners may be compensated for approved marketing activity or verified front-end borrower-intake events.
Marketing partner compensation is not based on:
- Closed loans
- Funded loans
- Loan amount
- Interest rate
- Loan terms
- Lender revenue
- Lender compensation
- Borrower selection of a specific lender
- Settlement-service revenue
“Closed Loan” may be used for internal lender reporting or campaign performance analysis, but it is not a payable marketing partner milestone.
9. No Referral-Fee or Steering Arrangement
Marketing partners are not authorized to refer, steer, recommend, or affirmatively influence consumers to select a specific lender, broker, loan officer, settlement-service provider, or mortgage company in exchange for compensation.
Marketing partners must use only approved campaigns, creatives, landing pages, tracking links, disclosures, and marketing materials.
LoanPath IQ may suspend or terminate any partner that violates platform rules, advertising requirements, consumer-consent requirements, or compliance guidelines.
10. Advertising and Campaign Disclosures
LoanPath IQ marketing materials are intended to provide general information and connect consumers with licensed mortgage professionals.
Any mortgage advertising must be accurate, not misleading, and must not promise guaranteed approval, guaranteed savings, guaranteed payments, guaranteed rates, or guaranteed financing.
Marketing partners may not create or modify mortgage advertising claims without approval from LoanPath IQ.
11. Equal Housing and Fair Lending
Participating mortgage professionals, lenders, brokers, and financial institutions are expected to comply with applicable fair lending, equal credit opportunity, and housing-related laws.
LoanPath IQ does not make credit decisions and does not discriminate on the basis of race, color, religion, national origin, sex, marital status, age, receipt of public assistance, or any other protected status under applicable law.
12. State Availability
Loan products, lender availability, partner campaigns, licensing, and mortgage programs may vary by state.
LoanPath IQ may not be available in all states or for all loan types.
A participating mortgage professional or lender is responsible for determining whether they are licensed and authorized to offer mortgage services in the applicable state.
13. Third-Party Providers
LoanPath IQ may connect consumers with third-party mortgage professionals, lenders, brokers, loan officers, financial institutions, service providers, or platform partners.
LoanPath IQ is not responsible for the acts, omissions, loan decisions, advice, products, services, rates, fees, disclosures, or privacy practices of third parties.
Consumers should review all lender disclosures, loan documents, rates, fees, and terms before proceeding with any mortgage transaction.
14. No Legal, Tax, Credit, or Financial Advice
LoanPath IQ does not provide legal, tax, credit, financial, real estate, or mortgage advice.
Consumers should consult qualified professionals regarding their individual circumstances.
15. Changes to These Disclosures
LoanPath IQ may update these disclosures from time to time.
When updates are made, the “Last Updated” date will be revised. Continued use of LoanPath IQ after updates means you accept the updated disclosures.
